We are very straight-forward in the way we work.

We offer a free valuation service, work on a no let – no fee basis and do not require a contract.

Personal Service

All our valuations, and most of our accompanied viewings, are carried out by Andrew Pointen himself. We feel this is vitally important to add fluidity to the letting process and to get to know potential tenants.

Property Brochure

To present your property at its best, we are able to produce a wide range of high quality brochures. Our standard particulars have coloured photographs, floorplans and maps if needed.

Advertising your property

We have a pro-active attitude towards advertising. With the internet now playing an important role in the marketing process, Pointens have an easy to use website. Complimenting this, all our properties are featured on two of the country’s largest property portals – OnTheMarket.com and Rightmove.co.uk. In addition, we are able to arrange advertising through a number of quality local and national publications, if required.

Carefully Selected Quality Tenants

Drawn from a continually updated register, all prospective tenants are thoroughly referenced and credit checked. In some cases we will also require a guarantor.

Levels of service offered

Outlined below are the two levels of service we offer. However, we always maintain a flexible attitude, and are generally able to tailor our service to meet our clients individual circumstances and needs.

Full Management Service

This is our inclusive service which provides for the marketing of the property and carrying out of viewings, leading to the introduction and referencing of a prospective tenant. This proving satisfactory, we will then go ahead and prepare the tenancy agreement, and an Inventory and Schedule of Condition. The tenant will then be checked in against the inventory.

During the tenancy we carry out periodic inspection visits. Should these bring to light any maintenance issues, we will (within the confines of our Management Agreement) recommend, oversee and account for any necessary repairs.

Collecting and processing of the rental payments is also part of the service. These will be credited automatically to the landlord’s nominated bank account.

Towards the end of the tenancy, we will liaise with the tenant, and renew the tenancy agreement or arrange to check them out as applicable.

This service is suitable for those landlords who are not residing locally, or would rather not deal with the tenants directly, preferring all aspects to be handled by an agent.

For this service we charge £150.00 + VAT and then 10% of monthly rent realised. This is on a no-let-no-fee basis.

Letting Only Service

Our letting only service includes marketing of the property and carrying out of viewings, leading to the introduction and referencing of a prospective tenant. This proving satisfactory, we will then go ahead and prepare the tenancy agreement and the Inventory and Schedule of Condition.

Following this, the first months rent and a security deposit will be collected. This will be credited to the landlord less our agreed fee. Managing the tenancy, including the maintenance and rent collection, will then be the responsibility of the landlord. For this service we charge the equivalent of one months rent + VAT inclusive of advertising and legal documentation – subject to a minimum fee of £400.00 + VAT.
